Per the owner:

We paid additional for our unit to have the upper lower ban which is floors 9-12. We did so for the amazing views. We also purchased this time of year for peak whale season. Watching the breaching whales from the large lani is a truly amazing experience.

The condo is so modern and up to date and the grounds are spectacular. We have stayed in several other properties and Maui and no comparison. Definitely high end.
